There were seven properties on the Santa Ynez Valley MLS caravan today. This week covered the west side, mid-S0lvang through Buellton and the Sta.Rita AVA corridor in Lompoc. The two standouts today were 783 Fredensborg Canyon, Solvang and 1655 Cougar Ridge, Buellton. Both of these properties offer great privacy, although they are in very different locations.

789 Fredensborg is very privately tucked into the hillside on Fredensborg Canyon. It is a 3/3, nearly 3000 sq ft home built by Gary Riches in 2001. It defines rustic elegance with tall ceilings, warm finishes, three great fireplaces and large windows allowing for big views of the forested area.  The kitchen is huge and well designed, as is the master suite. This property is in a wonderful area for hiking and biking and has the rustic feel many second home owners long for. However, this property is very close to town and a short drive to shopping and other services. The best of all worlds. The asking price is $795,000. Given the finish work and privacy, this is a good price for this one acre property. The only limitation is in usable land, so this one is fine for pooches and kitties, but not for horses.

1655 Cougar Ridge is a 20 acre property in Jonita Springs and has some of the most astonishing views in the Santa Ynez Valley. The 3 bedroom, 3 bath home is tastefully finished, with a warm contemporary Tuscan feel. In addition to the home, there are two small charming cottages…one room and a great space for an office, yoga or art studio, or a private space for a nap or contemplation.  But the big deal here is the VIEW. In a phrase it is killer. It has a commanding view of the mountains and valleys….just plain gorgeous. In addition, Jonita Springs has extensive trails for riding or hiking and enjoys the ocean breezes much more than other areas in the Santa Ynez Valley. That being said, this property is not the best for horses or any activity requiring a lot of useable land. It is  tucked back, making it a great retreat. At $995,000, it is a good deal. Add an infinity pool and this is the perfect weekend/vacation property…

Please be in touch if you would like some additional information on these or other Santa Ynez Valley properties….Cheers!
