Well after two weeks of no properties on caravan, today’s six Santa Ynez Valley listings were most welcome. The collection ranged from a $399,000, 3/2 bath property on Camino Arroyo in Santa Ynez to a BIG VIEW 11 acre property on off Calzada, priced at $1,195,000. Here’s the run down:
#1 Short Sale on 3 Beautiful Acres with Huge, Cool Home
One of my favorites today was 2591 Deer Hill, located in the beautiful, lush Quail Valley/Dove Meadow area of Solvang. This property is nearly 3 acres, about half of which is flat and usable, with great privacy and beautiful mountain views. It has a very peaceful aura. The home is 4,500 sq ft+, with 6 bedrooms and 4 baths. One of the bedrooms was a garage conversion. This home has been extensively and expensively remodeled and expanded, with many, many finish details. For example, the family room’s saloon type bar, the kitchen’s stained concrete counters, the spacious master suite’s great fireplace and large opulent bath with double shower and the extensive cherrywood flooring. There is a separate office and guest suite and a separate 1,300 sq ft workshop/studio. There was some evidence of unfinished work, but this was not overwhelming.

#2 10 Acre Happy Canyon Retreat
4235 Baseline is a very Santa Ynez Valley property on 9.8 usable acres in the wonderful Happy Canyon area. Needless to say, this property has great mountain views. The home is about 2,500 sq ft, 4 bedroom/3 bath, with some remodeling and many touches that make this a wonderful family get-away. The potential for this property is great and the location is superb.

Other Properties on Caravan:
1271 N Refugio, Santa Ynez. This is a short one acre property on a hill overlooking Refugio Rd. The home is about 1500 sq ft with limited finish work. The property also offers a pool and some room for horses. This property should be considered a work in progress with much upside potential. It is priced at $589,000.
3321 Camino Arroyo, Santa Ynez. Honestly, I didn’t get to this property today, but it is a 3 bedroom/2 bath home on 1/4 acre in the town of Santa Ynez. It is a short sale and is priced at $399,000.
2435 Baseline Ave, Ballard. This is a VERY CHARMING 1910 Ballard property on half an acre. It is zoned NEIGHBORHOOD COMMERCIAL, which gives the buyer an option of using it as a very cool residence or retreat or for neighborhood commercial interests. The building is a restored 1880 redwood cottage and it is the ultimate in charm on lovely grounds in the quaint village of Ballard. This would make for a great weekend retreat. This property is priced at $795,000.
2851 Calzada Avenue, Santa Ynez. This 11 acre property lies off Calzada on the foothill side of Hwy 154. The property offers incredible 360 degree views and a 3/3 bath home appearing fairly original in its finish work. There is little usable land here, but there is a four stall barn, four car garage and some gardens. The key here is views and privacy. This is priced at $1,195,000.
