Two new Santa Ynez Valley foreclosures have come to market over the past weekend.
While we have not previewed these properties, I wanted to bring them to your attention, as foreclosed properties have a short shelf life these days. One of these is a very private one acre property with a newer home in the beautiful, bucolic Fredensborg area of Solvang. The other is nearly 5 acres and is along Hwy 246 in west Buellton. Here are the particulars:
771 Fredensborg, Solvang. This one acre property captures the allure of the Fredensborg area, with its forested feel. The home, built in 2000, is approximately 2,500 sq ft with 3 bedrooms and 3 baths. It is tucked away for privacy. The finish work does not appear to be completely current, but definitely livable. This is a great location, with easy access to Alamo Pintado for shopping and other services. It is being offered at $630,000. There are some additional details that I can provide should you have an interest. This property last sold in 2000. Please contact me for details.
1475 W Hwy 246, Buellton. This 4.8 acre property is located west of Buellton center, next to the Christmas tree farm.
It appears to be highly usable, with a 3 bedroom/2 bath home and several additional out buildings. A note in the listings states that there are some zoning violations, which would need to be resolved. This property is located on Hwy 246, which means road noise, but the home and other buildings are set quite far back. The area has proven quite good for agriculture, so if your dream is to own a small farm, but your budget has not allowed for it, this might be a great opportunity. The asking price is $675,000.
Please let me know if you would like some additional information, include a comparable market analysis, on these properties. Also, I would be pleased to keep you posted directly on new or yet to be listed foreclosures in the Santa Ynez Valley. Simply let me know your interest.
