Santa Ynez Valley Realtors Secret Selling Weapon

The Santa Ynez Valley Realtors have a Secret Selling Weapon….themselves. “Oh right” you say. In the analysis I performed and reported on yesterday, Home Sales Down in the Santa Ynez Valley, I determined that 76-77% of the sold properties in the first 2.5 months of 2012 and 2011, respectively, were sold by a Santa Ynez Valley Realtor. Another 15% was sold by Realtors in Santa Barbara and the rest of the Central Coast. This speaks volumes.

In my experience, the key to selling listings in our beautiful Valley is to give our fellow Santa Ynez Valley Realtors the incentive and tools to market these properties to their Buyer-clients.  This includes:

  • a well written listing with many photographs;
  • a phototour;
  • a professional brochure
  • and a lunch on the property to get a feel for the property’s soul.

You see, most people looking at Santa Ynez Valley properties connect with a Realtor, making our Realtor community the most focused connection to real Buyers. Yes, Buyers do use the Internet extensively, and the our listings must be marketed through the extensive array of real estate websites. However, Buyers are not buying through the Internet, at least not yet, so it is the Realtor that connects the Buyer with the property in real life.

Bottomline: There is no other more powerful Santa Ynez Valley real estate marketing tool than the Santa Ynez Valley MLS Realtors…NONE.
