This Week’s Price Reductions in Santa Ynez Valley Real Estate

There were six single family property listings that had price reductions this past week. Here they are (photos in gallery at bottom):

1. 1633 N Refugio, Santa Ynez. This neat 6 acre property is in the very cool, rural feeling Rolling Hills area. The home has limited space but is nicely finished and would make for a warm, cottage retreat. The price was reduced to $899,000, from $925,000, and was originally priced at $1,060,000.

2. 1629 N Refugio, Santa Ynez.  There was a 10% price reduction on this amazing 7 acre estate, also in Rolling Hills. The property has a Montecito feel, and offers a large home with beautiful finish work, a couple of guest suites/offices in a separate building, a huge car barn, great pool, incredible landscaping and mountain views. This property was reduced to $1,790,000 from $2,050,000. It had been priced originally at $2,350,000.

3. 2549 Elk Grove, Solvang. I had commented on this great property in an earlier post. This is a 3 bedroom ranch-style home, with many designer features, and a pool on over an acre in a very desirable area off Quail Valley. There is room for a horse or two, which are quite common in this area. It is in the Ballard School District. The price was reduced to $785,000 from $795,000. While this reduction is hardly worth mentioning, I feel that this is a very good deal.

4. 3250 Glengary, Santa Ynez. This 1700+ sq ft 3 bedroom ranch house sits on one acre in the desirable Skyline Park. This is a very attractive association and offers a relatively inexpensive water program on shared well. The price was modestly reduced to $634,000 from $649,000.

5. 2909 Stadium Dr, Solvang. I commented on this property in a earlier post as well, as it is a nice family property for those starting out or starting over. This 1700 sq ft, 3 bedroom home has been updated and looks well cared for. It sits on .65 acre, with ample room for a pool, horse or 4-H project  The property is close to Santa Ynez High School. The price was reduced to $495,000 from $525,000.

6. 2070 Rebild Dr, Solvang. This 1600+ sq ft, 3 bedroom ranch home is situated on .22 acres in a great central Santa Ynez Valley neighborhood, Creekside. Creekside is located very close to shopping and Cottage Hospital, and is off of Alamo Pintado, which traverses the Valley from Los Olivos to Solvang. The price was reduced to $429,000 from $469,000. It had been originally priced at $489,000.
