Well its Tuesday, so its Santa Ynez Valley MLS Caravan. There were five properties on the Santa Ynez West schedule. Here are my notes on four (sorry, I didn’t get to the 5th):

This property is located on the Fredensborg Canyon end of Viborg. This, plus the fact that it is up a slight hill, makes for privacy and some barrier to noise from the actively travelled Viborg Road. 1000 Fredensborg Cyn, Solvang $795,000. “The Farmhouse”. I presented this property in yesterday’s New Listing Alert post,, and found it to be even better in person today. The farmhouse-style home was thoughtfully designed, with a contemporary feel, and clean, artistic touches.
I loved the stained concrete floors, lighted niches and the fact that there were five bedrooms. I need to correct some information from yesterday’s post, in that the master and two other bedrooms are at one end, and the two other bedrooms, one being an office/den candidate, are at the other. The home sits back on the parcel at street level, and the hillside behind, while providing privacy, can be used potentially for agriculture or water toys. There are two other legal, nonconforming buildings on the property. One is wood paneled and has a half bath. This would make for a great office or small studio. The second is smaller and roughly finished inside. With a little work, this second building would make a great kids playhouse. Speaking of kids, this property is in the Ballard School District. And another great benefit…. this property has its own well. Think cheap water.

Unlisted: 5500 Campbell Road, Lompoc, Sta. Rita AVA $795,000. I wrote a Pre-Listing Alert on this Sta Rita AVA ranchette a week ago, and was pleased to actually preview it today, although it is still not listed. Unfortunately, there are no photos, but I will do my best to describe what I saw.
The property is located on Campbell Road, an 8 mile drive of beautiful vineyards and ranches, west of Buellton. Campbell Road is home to big agriculture and variety of ranches. These are the real deal, with little pretense.
The property is beautifully outfitted for horses, with a sand arena, 4 stall barn with tack room, three paddocks and more.
