A week ago I gave a PRELISTING ALERT ON TWO FABULOUS 5-6 ACRE PROPERTIES, and, as promised they are now in the Santa Ynez Valley MLS. Here are the listings:

1. 2476 Roblar, Los Olivos $1,800,000. This 5 acre property is set at the end of a private road off Roblar. The 3,600+ sq ft home has been beautifully remodeled and reflects exquisite designer taste. The finishes, inside and out,  are both soothing and sophisticated, with great use of texture. This home has three bedrooms and an office/4th, a wonderful great room, separate dining room and a huge, chef’s eat-in kitchen with a leather finished granite island, and other marble counters. I had never seen the leather finished granite and it is so sensual and fabulous. The property also has a charming one-bedroom guest house and a lovely pool. There are ample grounds for gardens and other ag. This property is a 5-10 minute walk to the shops and restaurants of Los Olivos. Please contact me for more information or a showing. Text or call 805.588.3616 or email me at [email protected]. Click here for the listing.

2. 2680 Oakcrest Lane, Santa Ynez (Los Olivos School District) $1,495,000. This 6.5 acre property is situated behind Los Olivos and is a very well developed ranchette. The home is designed as a comfortable, warm, ranch style, with many recent updates. Walking out the back, you can imagine sitting there and enjoying your beautiful horses. There are several pastures, a great horse barn with tack and turnouts, a hay barn,  a huge storage/car barn and a very lovely 2 bedroom/2 bath second residence (I am not sure whether this is a guest house or manager’s home, but believe it is the latter). There are very nice views and an easy walk into Los Olivos. Please contact me for more information or a showing. Text or call 805.588.3616 or email me at [email protected]. A Unique 19+ Acre Property in Woodstock $999,000: A Great Second Home Selection

3. 4301 Tims Road, Santa Ynez $999,000. This is a beautiful, rolling parcels, some hilliness and paths to walk, ride and enjoy this rural paradise. The home, which is not pictured, is circa 1989, has three bedrooms, one of which was added by the current seller along with a family room and master bath. According to the agent, the master bath is “under construction” with some fixtures still needed. The building permit for this is in process, but has not been granted as yet. The home has a large kitchen, largely original issue. The home is open beam style, with a big stone fireplace in the living room. It certainly seems as if most buyers would want to do an update on the home, or build new, but the current home is quite liveable. There is also a tennis court. This is a great example of a transitional property for second home/pre-retirement buyers who want a Santa Ynez Valley property today with a great piece of land in a desirable location and the opportunity to add and upgrade in the future. Please contact me for more information or a showing. Text or call 805.588.3616 or email me at [email protected].  Click here for the listing

Cape Cod Home on 1+ Acre in Foreclosure Priced at $589,900

4. 912 Echo Lane, Solvang $589,900. When I last saw this property, the home was a charming cape cod, 3 bedrooms/3 baths, a cool porch and large living space and kitchen.  The gardens are lovely and perfectly landscaped for the style of home. There is also a large garage, that can be used for a workshop or hobbies. The property is 1/1+ acre and is located on a private road off Mission Drive. This is a good deal! So that’s it for today. If you are coming to town this weekend, be aware that there is a half marathon on Saturday morning that is closing some streets to traffic. Between that and Mother’s Day and the Saturday night Santa Ynez High School prom, things are going to be hoppin’.

Cheers!
