Past Week’s Santa Ynez Real Estate Activity: A Mixed Picture

This past week, sales of Santa Ynez Valley properties fell short of the past month, with only two improved properties going into escrow, and three new listings. Two properties closed, both above the $1.0 mil mark. The pipeline for closings looks quite good, with 7 contingent escrows moving to “pending status”. This generally means that the significant contingencies have been removed, and, in the case of short sales, that lender approval has been obtained. These should be closing soon.

Sold For $1,400,000

This rare 9.5 acre property in the township of Ballard offers a 2 charming 2 bedroom home, very compelling Zen guest house, a huge hobby barn, privacy and views. Not much of the land is usable. It had been listed for $1,495,000 and sold in 2 days! Someone got a good deal.

Santa Ynez Properties That Went Into Escrow

2549 Elk Grove, Solvang listed at $759,000.

I posted on this property a couple of times, as I think it would be a fine deal at the listing price. This is especially the case for a young family, as the 1+acre property is located in the Ballard School District and is on a quiet cul de sac street. The standard ranch  home has cool designer touches. Big back yard with pool and room for some animals. Nice view as well.
