More often than not, the Santa Ynez Valley’s 20 acre properties tend to be hilly with limited usability and great big views. Most of these are in one of five subdivisions: Woodstock Ranch, Rancho Ynecita, Oak Trail Ranch in the foothills; Walking M Ranches on Ballard Canyon and Jonata Springs Ranch in Buellton. Oak Trail Estates, also in the foothills is often clumped with the others, however these properties tend to be a bit smaller, but similar.
This week’s Santa Ynez Valley Realtors’ caravan, included three properties in and around Jonata Springs Ranch and one in Rancho Ynecita. The two Jonata Springs Ranch properties would be excellent second home/pre-retirement properties.
Jonata Springs Ranch (JSR) is an 800 acre gated community with 10.5 miles of some of the best developed horse and hiking trails in the Santa Ynez Valley. The parcels located among the rolling hills are in the 20 acre range, most quite hilly with some of the most staggering views of both sets of mountain ranges. Since this association is on the west side of the Santa Ynez Valley, it enjoys more sandy soil and more ocean breeze than the rest of the Valley. JSP has wonderfully wide paved roads, its own water company and several year round springs that serve the local wildlife and birds. From a real estate perspective, these properties have tended to sell at a discount to the foothill association, for what appears to be an address effect. From a living perspective, JSR offers an amazing opportunity.
1281 Poppy Valley offered at $1,749,000. This is one of the most compelling 20 acre properties I have seen in the Santa Ynez Valley. It has a rare combination of usability, views and privacy in an oak filled rolling parcel. The property has two homes, the larger at about 2500 sq ft with big views and great stone fireplaces. Some of it is original issue, but it feels great. The second home, one bedroom, is at the other end of the parcel and really quite nice and spacious.
