This past week there were 8 price reductions in Santa Ynez Valley residential properties. The reductions ranged from 11% to 0.3%. As previously posted, our listings were on average experiencing 3 price reductions, however, we are still seeing well priced properties selling quickly with multiple offers. Here’s the round up for the past week:

3385 Baseline
This is a very cool, nearly 10 acre property, with a vineyard, 1200 sq ft very beautifully finished home, horse facilities, tennis court and great mountain views. There are plans available for building a larger home, as the one in place might qualify as a second residence.
The price was reduced 11% this week, down a whopping 42% from the original listing price of $2,749,000.

3200 Long Canyon
This is another very lovely 10+acre property, with a park-like setting and extensive horse facilities. It is adjacent to the desirable Oak Trail Estates. The improvements include a 2,100 sq ft Tudor style home and a 600+ft guest facility. These residences have a lodge feel and, in their current state, show wear. I believe that both will require some investment. That being said, this is a fine parcel, particularly for the equestrian set.
This two month listing had its first price reduction this week, and it was approximately 10%.

1475 W Hwy 246
This is an unusual 4.8 Acre property, bordering Hwy 246. It has a home, and several other buildings, which may or may not be permitted. The listing states that there may be some zoning violations that need to be cleared up. It is a short sale and being sold as-is. Caveat Emptor.
This property was reduced 9.6% this week, and a total of 20.6% in the life of the listing.

2480 Grand Ave
This is a very nice, relatively new bright home on the southern end of Grand Ave in Los Olivos. In other words, it is fairly far away from the throngs and tasting rooms, but close enough to walk to coffee shops, restaurants etc. The home is move in ready, slightly less that 2,000 sq ft. The big deal here is that it sits on .89 acres, which is a large in-town parcel for Los Olivos.
This property was reduced 8.7% after its first month of listing.

This usable, gently upsloping parcel also has lovely mountain views. I consider this a great get-away candidate, with the potential for full-time use with some house expansion. This is a very nice freestanding condo in desirable Mission Hills. This 2000+/- sq ft home, built in 1994, has 2 bedrooms, 2 baths and office/den. It also has three patios and good mountain views. Mission Hills is a great choice for folks who do not want any external maintenance responsibility, as the Assn takes care of it all. A freestanding home with none of the hassles. Ahhh. It does come with a hefty monthly fee, which was reduced to $640, but due to be reconsidered. Pool, spa, clubhouse and tennis.
This property was reduced by a mere 0.3% this week, with a total listing reduction of 4.1% over the 11 month listing. This tiny reduction looks like they are down to the bare bones.

This farm-style home has been extensively remodeled with some very current and appealing finish work. The home has 3 bedrooms, with an upstairs master and some large, decking. One of the most compelling features is the large yard, with a seasonal stream and small bridge. It is charming and a great spot to sip your favorite wine.
This property was reduced 2.5% this week, although the initial asking price of $579,900 was raised to $589,900 after the first week of listing. So net net, it has been reduced 0.8% total. Go figure.
