What is a Personal Farm, Ranch or Vineyard Property in the Santa Ynez Valley?

The Santa Ynez Valley offers a broad range of properties that are or have the potential to be a farm, ranch or vineyard. These range from a couple of acres to hundreds of acres, with an equally broad price range. Many of my clients have have come to the Santa Ynez Valley with an interest in having some land for organic gardening, a couple of horses/goats/llamas or a small vineyard. Most are happy with 2-5 acres of usable land, a comfortable home and reasonably priced water. Properties that meet these criteria can run into the $2 million range, depending on location and improvements.

2543 Elk Grove, Santa Ynez, Priced at $849,000.

This property is in a rustically elegant, quiet, oak filled location, on a cul de sac with 1-7 acre properties, several with horses. The parcel is slightly under two acres, is cross fenced and slopes down modestly in the back. It has great views and a rare view easement, which prohibits adding buildings higher than 6 ft. This property would make for an excellent personal ranch. The east facing slope would be fine for grapes or other farming. 933 Fredensborg Cyn, Solvang, Priced at $895,000.

This 3 acre property is in the more rural feeling end of Fredensborg Cyn, with 1-5 acre parcels in the area. It has panoramic views and a private feel. The parcel is sloped, with a graduated decline, and is fenced and gated.  It would work well for horses, although some grading might have to be done for an arena. There is plenty of acreage for planting. I believe that this parcel in north facing, not the ideal for grapes, but it would probably work. 2475 Meadow Ranch Rd, Solvang, Priced at $1,095,000.

While the price on this property is slightly over the million mark (I assume some negotiation), the parcel is off a cul de sac in a lovely, open area and adjacent to the 100+acre Mills property. It is nearly flat and highly useable. One acre is fenced and has a small barn. This property would be excellent for a personal ranch or farm and/or a personal vineyard. As for the latter, it seems that vineyard aficionados want more slope for drainage. But there are many vines here, including in the immediate vicinity, that are planted in the flats. 1461 W. Highway 246, Buellton, Priced at $929,900.

This 4.7 acre property is off the north side of Hwy 246 in the west side of Buellton. It is surrounded by like sized properties. The house, second home and pool, are situated at the top of the property, farthest from the road, leaving most of the acreage, which is very usable, available for horses, farming and or vineyards. This property has its own well, which, generally speaking is a very inexpensive source of water. 305 White Oak Rd, Santa Ynez, Priced at $995,000.

This 5 acre parcel is located in the highly desirable Meadowlark Ranches, with its staggering views and highly usable parcels. Since many properties here have tended to be priced in the $2 million+ range, this one is an exception. It is a long narrow parcel with some rolling hilliness, that being said, there is enough usable area for some horses, crops and/or a personal vineyard.  There are many properties in Meadowlark with horses and other farm animals, as well as some planted in vines. This section of Meadowvale, which is located on the edge of the town of Santa Ynez, is quite rustic and home to a number of small ranches. This is a very typical 5 acre property, very usable, with many paddocks, two barns and other basic horse facilities. It is closed to Hwy 154, so there is some road noise. This is an great farm property. This flat 5 acre parcel is actually a flag off Casey, and in addition to the house and second house, has a small horse barn and storage barn. Over 3 acres is available for horses, vineyard or crops. The current owners have put is a small vegetable garden that appears to be unbelievably prolific, so I assume that one could easily be into a sustainable garden lifestyle…add a chicken coop or a pond and you are good to go. This delightful 6.4 acre ranchette is located about 10 minutes west of Buellton, in a farming area in the wine trail corridor. It is quite private and is all set up for horses, including several paddocks, arena and horse barn. As the listing agent says, you can ride off here through the Sta. Rita farmland and vineyards…well with permission. This is not a place for designer boots..its the real McCoy. I believe its water comes from a shared well system. Check this out. Fabulous 20 acre parcel within a stone’s throw of the edge of the Sta. Rita AVA. So if you are looking to produce some great pinot noir or chardonnay, this south sloping parcel is the ticket.
