This 87 acre parcel at the western end of Solvang is bordered by Hwy 246 and Chalk Hill Road. This project, started in 2007-8, involved the development of 169 parcels in four phases. While most of the first phase of 38 homes was sold, the developer, Curtis Homes, declared bankruptcy and the project went into receivership. I might add here, that the models under Curtis ranged from about 1900 sq ft to 3000 sq ft and were expected to sell from about $800,000 to $1,00,000. Here is a brief from the Santa Ynez Valley Journal.
It now appears that Inland Pacific Builders, working in conjunction with the lender, have plans to complete the development by building and selling 128 new homes. According to IPB’s lovely onsite agent, the new homes will range from 1,500 to 2,300 sq ft and will be on parcels ranging from about 1/4 to 3/4 acre (10,000-30,000 sq ft). They will be priced from a reasonable $450,000 to $550,000.
The first phase will include 14 homes, with four used for models and 10 available for sale. Grading will take approximately 6 weeks and the framing will is expected to begin by the end of October. I understand that the framing should be completed before the end of the year.
Please see the schematics below for the various models.

I understand that Stephanie Winford will begin taking deposits next week. The deposit will be $5,000. This is an exciting opportunity to get a new home at these incredible prices. That being said, I strongly suggest that you understand if there are any conditions or liabilities imposed on a Buyer of a property under receivership. This is strictly cautionary.
